Siding:

  • Cedar clapboard siding with cornerboards
  • Choice of trim and colors will be supplied from Builder's standard samples
  • Siding applied over Tyvek or Typar or equal
  • Exterior pine trim painted with two coats of Benjamin Moore or equivalent white paint
  • Exterior siding painted with 1 coat primer, 1 coat finish (if color chosen requires additional coat, there will be an additional cost of $2,200)

Front Steps:

  • Front Stairs will be brick

Deck:

  • Large 12' X 14' Deck built of pressure treated wood with Fir or Mahogany deck material with concrete column bases for support as footings
  • Hand Rail and Balustrade to meet local building code
  • One set of pressure treated stairs will lead from the deck to the back yard

  • Countertop with Back Splash will be constructed of Pionite or similar material included in cabinet allowance, wood returns are extra, see schedule

Fireplace:

  • One Zero Clearance, Gas Burning Fireplace with Wood Mantle to be installed in the Family Room. Tile heath and sides to be chosen from the Builder's supplier.

Bathrooms:

  • Bathroom vanities & countertops are part of the kitchen allowance above and are to be chosen at Builder's supplier
  • Fixtures will be provided by the Builder
  • There will be two full baths and one half bath
  • One mirror to be provided in each bathroom to compliment the size of the vanity - Buyer will provide the mirror for the half bath

Interior Trim:

  • Window and door trim will consist of 3 ½" style molding
  • Baseboard will be colonial style 5 ¼" baseboard interior trim will be painted white with two coats Benjamin Moore or equivalent, semi-gloss latex paint
  • Handrail on interior stairs will be stained and sealed
  • Crown molding (optional), chair rail and wainscoting in Dining Room will be painted with two coats Benjamin Moore, or equivalent, semi-gloss latex paint

Interior Walls:

  • Interior walls will be ½" blueboard with plaster or drywall
  • Paint will be two coats of Benjamin Moore flat latex or equivalent

Ceilings:

  • 8' Ceilings will be textured or smooth for additional cost
  • All ceilings will be white

Shelving:

  • Standard ventilated closet shelving

Attic:

  • Walk-up attic is available in most home designs, must have gable roof

Driveway:

  • Asphalt driveway. Size, shape and location of driveway at Builder's discretion

Front Walkway:

  • To Be Determined - still reviewing options

Landscaping:

  • Builder will grade, loam, rake and seed where disturbed to blend with the natural contour of the land. Backfilling, final shaping of the lot, and trees to be cut or left standing, shall be left to the discretion of the Builder
  • Area around the house will be cleared as determined by Builder. Builder is not responsible for the health or removal of the existing trees
  • Approximately 18 shrubs/decorative planting with one specimen tree included in front of the house
  • Location and design of landscaping is at Builder's discretion
  • Landscaper will be designated by Builder

Cleaning:

  • The house and lot will be professionally cleaned and ready for occupancy at the time of closing
